Fall has a way of making us look at home a little differently.

As routines settle back in, the weather cools, and we spend more time indoors, homeowners often start thinking about what comes next.

Maybe your home still fits your life perfectly. Or maybe you've started wondering whether it might be time for a change.

And if selling has crossed your mind, one question often comes next:

Should we sell this fall—or wait until spring?

There's no single answer that's right for every homeowner. But understanding what's happening in the Yakima Valley real estate market—and thinking through your own goals—can help you make a decision based on more than just the season.

First, What Is Happening in the Yakima Valley Market Right Now?

The September 2026 numbers give us an interesting picture.

There were 428 active residential listings, up 23.3% compared with September 2025. That means buyers have more homes to choose from than they did a year ago.

At the same time, the median sale price was $382,500, up 6.25% year over year.

Homes are also taking a little longer to sell. The median days on market was 65 days, compared with 55 days in September 2025.

So what does that mean?

For buyers, increased inventory can mean more choices and a little more breathing room when searching for the right home.

For sellers, prices remain higher than they were a year ago—but with more competition and longer market times, pricing, preparation, presentation, and patience matter.

In other words, this isn't necessarily a market where every homeowner should rush to sell—or automatically wait.

Your individual situation matters.

Why Selling This Fall Could Make Sense

Spring may traditionally get more attention in real estate, but fall can offer some advantages.

1. You may face less competition.

Some homeowners automatically wait until spring to list. Depending on your price range and neighborhood, listing during the fall may mean fewer competing homes vying for the same buyers.

2. Fall buyers may be motivated.

People looking for homes later in the year often have a reason for moving. A job change, growing family, downsizing, relocation, or other life transition doesn't necessarily wait for April.

3. Your home can feel especially inviting.

Fall lends itself naturally to making a home feel warm and welcoming.

You don't need elaborate seasonal decorating. A tidy entry, clean windows, warm lighting, comfortable temperatures, a few simple fall touches, and a well-maintained yard can go a long way.

4. Selling now could put you closer to your own next chapter.

Sometimes the question isn't really “Is fall the best time to sell?”

It's: “Are we ready for what's next?”

If you're planning to downsize, move closer to family, buy a larger home, relocate, or simply make a lifestyle change, waiting several months has a cost too—especially if your current home no longer fits your needs.

When Waiting Until Spring Might Make Sense

There are also perfectly good reasons to wait.

Maybe you need time to complete repairs or updates.

Maybe you'd like several months to declutter, organize, and prepare.

Maybe your finances or next-home plans aren't quite settled.

Or maybe moving during the holidays simply doesn't work for your family.

Waiting can be a smart decision when those extra months allow you to enter the market better prepared and with a clearer plan.

The key is making the decision intentionally rather than assuming spring is automatically better.

Five Questions to Ask Before You Decide

If you're debating whether to sell this fall or wait, start here:

  1. Why are we thinking about moving?
Is there a real need or goal behind the move—or are you simply curious about your options?
  2. Does our current home still fit our life?
Think beyond bedrooms and square footage. Consider your commute, maintenance, yard, neighborhood, accessibility, school needs, entertaining space, home office needs, and how you actually live every day.
  3. What is our home worth today?
Knowing your home's potential market value—and how much equity you may have—can change the conversation considerably.

Find Out What Your Home May Be Worth

  1. Where would we go next?
Selling is only half of the equation. Understanding what you'd like to buy—and what is currently available—can help determine whether moving now makes sense.
  2. Would waiting actually improve our situation?
This may be the most important question.

If waiting gives you time to prepare financially, complete needed work, or create a better plan, that can be valuable.

But if you're waiting only because you've heard that spring is always the “best” time to sell, it's worth taking a closer look at your options.

Don't Try to Time the “Perfect” Market

It's tempting to wait for the perfect combination of home prices, mortgage rates, inventory, weather, and timing.

The problem?

We usually don't recognize the perfect market until it's already behind us.

A better approach is to understand today's market, know your own numbers, and make a decision that supports your goals.

Sometimes that means selling now.

Sometimes it means preparing now and selling later.

And sometimes the best decision is staying exactly where you are.

The goal isn't to convince you to move.

It's to help you have enough information to make the right move when the time is right for you.

Wondering What Your Options Look Like?

If selling has crossed your mind—even if you're months away from making a decision—we're happy to help you understand what your home may be worth, what buyers are looking for right now, and what your next move could look like.

There's no pressure to list your home.

Sometimes a conversation simply gives you the information you need to make a better plan.
